Building a new dwelling (approved document L1A)

Early SAP appraisal to establish design strategy

Early stage appraisal to establish design strategy for fabric and services including initial SAP assessment.

Typically this is based on your planning stage drawings. We will look over your proposals and help you decide in general terms what sort of performance to go for, what type of construction, highlight issues such as areas of the construction that will need extra care and attention to ensure they are thermally robust. This will allow you or your architect or architectural technician to prepare your scheme for building regulation submission.

Rather than three distinct stages in reality these often become a continued process of consultation as Green Building Solutions are available throughout design and build to check and review options.
SAP assessment for dwelling design stage

as-designed stage SAP calculations for Code for Sustainable Homes (CfSH) and building control submission.

When the drawings have been worked up to a greater level of detail and are nearly ready for submission Green Building Solutions will re-appraise the scheme make recommendations as necessary and when the scheme is ready will carry out the “as-designed” stage calculations, U value calculations, interstitial condensation assessment and produce the necessary paper work for your Code for Sustainable Homes assessor and building control.

Note: The building regulations require that “as-designed” calculations are submitted to building control (either Local Authority Building Control or an Approved Inspector) no later than the day before work on site starts.

as-built stage SAP calculations and Energy Performance certificate for CfSH and building control completion.

Once the dwelling is complete Green Building Solutions will carry out the “as-built” stage calculations and produce the necessary paper work for CfSH and building control including U value and interstitial condensation calculations and the Energy Performance Certificate (EPC). This second stage will incorporate any changes to the specification that were made during construction. In order for this stage to be carried out you must supply confirmation that the dwelling has been built as per specification or detail how the specification has been varied and submit air test results and commissioning certificates for heating and hot water systems, renewable energy systems and mechanical ventilation systems.

Note: The “as-built” stage calculations and EPC are required by the building regulations. The air test results and copies of the commissioning certificates must also be submitted to building control.



Extensions, alterations and conversions to dwellings
(approved document L1B)

L1B is the SAP assessment for clients who are looking to alter or extend and existing dwelling.

When doing work on existing dwellings or converting an existing building to a dwelling approved document L1B (ADL1B) details an ‘elemental’ approach to demonstrate compliance with the building regulations. This means that U values, maximum areas of glazing and service efficiencies are specified.
You are permitted to stray from this methodology. But it must be demonstrated that your proposals are no worse than if you had followed the ‘elemental’ approach. The two allowable methodologies of demonstrating your alternative proposals are by the area-weighted U value method and whole dwelling calculation method.

Green Building Solutions will appraise your scheme, carry out either area-weighted U value calculation or whole dwelling calculation method as appropriate.
For the whole dwelling calculation method SAP assessments of both the existing dwelling plus elementally compliant extension and the existing dwelling plus the proposed extension are carried out. Recommendations are made as necessary and when the scheme is ready we will prepare SAP calculations and a report as evidence of compliance with ADL1B to submit to building control.
